Best Rate Guarantee

If you find a lower rate on another website before your arrival, we will match the rate and extend a complimentary 60-minute massage as thanks for bringing the rate variance to our attention. Send a screenshot with the dates and room category to our reservations team and we'll get you confirmed right away.

Minimum Stay

There is a minimum 3 night stay for villas and bungalows. Minimum stays are subject to change and may increase based on demand and availability or be removed for last minute bookings. For arrivals during the holiday period, from December 21 to January 4, a 7-night minimum stay is required. Exceptions may be made on request.

Deposit and Cancellation Policy

STANDARD RESERVATION:

• A 30% deposit will be charged at the time of booking to secure your reservation.
• The deposit is fully refundable for cancellations made in writing at least 31 days prior to arrival.
• The remaining balance is due 30 days before arrival, at which point the full reservation amount is non-refundable and owed in full to the resort. A payment reminder link will be sent to the email on file for final payment.
• For reservations made within 30 days of arrival, the entire reservation amount is due at the time of booking and is immediately owed to the resort in full. This payment is non-refundable.
No shows and early departures will be charged 100% of the room rate and taxes.
Rates are subject to change if the booking is eligible to be modified. Prepaid and non-modifiable reservations such as “Prepay and Save” are excluded and not eligible for rate adjustments.

FESTIVE & HOLIDAY PERIOD (December 19, 2025 – January 3, 2026):

• A 30% deposit will be charged at the time of booking to secure your reservation.

• The remaining balance is due 90 days before arrival, after which time the full reservation amount is non-refundable and owed in full to the resort. A payment reminder link will be sent via email for the final payment.
• For reservations made within 90 days of arrival, the entire reservation amount is due at the time of booking and is immediately owed to the resort in full. This payment is non-refundable.
No shows and early departures will be charged 100% of the room rate and taxes.

TRAVEL INSURANCE: We recommend that you purchase trip protection travel insurance to protect you, your loved ones and your vacation.

Min and Max Occupancies

All beachfront bungalows and villas have a minimum occupancy of 1 adult, age 18 or older. Beachfront Bungalows can accommodate 2 Adults and 2 children up to 12 years of age. Villa occupancies vary based on the number of bedrooms and a 2 guests per bedroom maximum occupancy. Poseidon, Neptune and Dream Pavilion can accommodate 2 children up to 12 years old in addition to the base occupancy. There is an additional charge of 600 USD per child per night when the number of children exceeds the base occupancy in either a Beachfront Bungalow or one of the aforementioned villas.

Hurricane Policy

If the Turks and Caicos Islands are under a hurricane warning from NOAA’s National Hurricane Center, the following will apply:

Before Arrival: Change fees are waived. Credit will be provided in a certificate for a future stay to be taken by December 24 of the next calendar year for travel during a similar season (low or high) based on availability. Low Season is April 15 to December 19.

Late Arrival / Early Departure: Change fees and short stay penalties are waived. Guest can receive a credit for unused nights due to late arrival or early departure. Credit will be provided in a certificate for a future stay to be taken by Dec. 24 of the next calendar year.

In-House Guest Stay Extensions: Should the Providenciales Airport (PLS) be closed temporarily, special reduced rates will be extended directly to affected in-house guests to extend their stay based on availability.
